Our Research Process

Below is a brief overview of our comprehensive research process which allows us to identify superior investment-grade residential property investments for our clients.

 

Braxton Chase uses a multi-tiered, top-down methodology in its research process that allows for the systematic identification of growth regions, suburbs and developments within these areas with superior investment potential.

1. Regional Identification and Assessment

Firstly, we analyse macroeconomic and market performance indicators and identify socio-demographic shifts and trends in the following:

- Economic indicators
- Government policy and planning
- Infrastructure projects and urban planning initiatives

2. Suburb Identification and Assessment

The next stage is to compare and contrast suburbs within the identified growth regions to assess which will likely provide the best environment for value growth. This includes analysis of the following: 

- Capital growth (past, present, future)
- Location relative to business, leisure, and activity centres
- Level of development relative to demand

3. Development Identification

We then identify all residential projects within the specified suburbs that meet our criteria (as defined by the Braxton Chase Investment Performance Index™) and assess which of these has the best investment potential. The analysis looks at the following criteria:

- Location relation to transport and amenity
- Level of finish and shared facilities
- Pricing and rental yield potential

4. Preliminary Analysis

Once potential developments have been identified and assessed, the Braxton Chase Investment Performance Index™ is informally applied. If the development passes the Index, it is presented to the Research & Investment Committee (RIC), with a view to ratifying a recommendation for distribution.  

5. Acquisition

Once a development has been rated by the Index and ratified for distribution by RIC, our Acquisitions team will endeavour to negotiate and agree to what we call a Braxton Chase Investment Edge. The Edge will include terms and cost savings that will be passed directly to the investor to increase the value of their investment.

6. Final Index Application

Finally, all data and information about the area and the development is quantified and formally applied to the Index to confirm that the development is of superior investment grade.
