Braxton Chase has a comprehensive research process and we have built a competitive advantage around our evaluation and selection methodology called the Braxton Chase Index™. The Index is unique to the industry and allows us to analyse the total return potential of residential property investments. To download our flyer on the Index, please click here.
Based on a multitude of investment fundamentals, key market drivers and development specific attributes, the Braxton Chase Index is a weighted multi-component formula allowing us to rate the overall investment merit of a property development in a single measurement.
The components that are incorporated into the Index can generally be put into three distinct groups: 1. Performance indicators 2. Market drivers, indicators and sustainability 3. Development specific attributes Each component within the three groups above is uniquely weighted and combined to give an aggregate rating out of 100.
The reasons for clients to use the Index are; 1. to increase the upside performance potential of their investment portfolio, and 2. to decrease and protect against the downside risk of underperforming property.
Since its inception, the Index has analysed well over 300 developments, but less than 10% of those have passed the Index. The developments that pass are classified as superior investment grade and are added to our Approved Product List, demonstrating our dedication to providing clients with only superior investment properties.
The proof of any research methodology is always in its performance and the Index continues to outperform the broader property market.
1. Precision forecasting – By analysing such a wide spectrum of components under a uniform and scientific methodology, we are able to more accurately gauge a development’s potential for growth and thus more precisely forecast its performance.
2. Superior property – We are able to identify property of superior investment potential that will outperform other property within the same market.
3. Consistent and repeatable – The Index allows for the comparison of different property developments across multiple sectors and locations, all in one model.
